When you buy property, it has to be done in a correct way, you don’t just spend 100% of your borrowing capacity in one hit.
Nor do you try and split that $1m borrowing capacity into 5X$200,000 properties.
The goal is to structure your capital, equity and borrowing capacity in a way that allows you to continue to borrow.
Then when you have run out of 1 resource you try and figure out how to optimise the lacking resource.
